Built around Montenegro's Law on Residential Building Maintenance
Your whole building in one place
Who has paid and who owes, where the money went, which fault was reported and what the assembly decided — every resident can see it, from their phone.
No account, no install — it opens right away.
Written for Montenegrin law
Points per m², the €0.20 minimum, one apartment — one vote, an 8-day deadline once arrears pass three months. The rules are built into the software itself.
Residents see everything
Charges, payments, expenses and invoices are not a manager's privilege. Every owner has the right to inspect them, and here they do so without asking.
Works on a phone
No app store install. Open it in a browser, add it to the home screen, and notifications arrive just like from a native app.
Finances
Accounting that no longer lives in a spreadsheet
Enter floor areas and the point value — monthly charges are generated on their own, following Article 16. Payments take seconds to record, and every apartment's balance is always correct.
- Charge = net floor area × coefficient × point value, with a 0.5 coefficient for non-residential parts
- Point values are kept over time, so past months stay calculated at the rate that applied then
- Collection by month, total charged and total spent — on one screen
Arrears
A legal deadline that finds you
Once an apartment passes three months of arrears, the law gives the manager eight days to start enforcement. The software tracks that for you and speaks up before the deadline runs out.
- Arrears listed per apartment, with the number of months and the oldest unpaid charge
- An alert on the home screen the moment an apartment crosses the three-month threshold
- An enforcement case with the eight-day deadline recorded — proof the process started on time
Notice board
A notice nobody saw does not exist
Paper on the entrance door gets torn off; a message in a group chat gets buried. A notice here stays in one place, and for important ones you can see who confirmed they read it.
- Pinned notices stay on top — house rules and assembly invitations never get lost
- Read receipts show exactly how many apartments have seen the notice
- Every new notice arrives in the app and as a push message on the phone
The difference
For the whole building, not just the manager
Building management software is written for the manager — a resident has no place in it. Here a resident has an account, a vote and full visibility, because a building without trust does not function.
Chats residents create themselves
Groups for parking, the façade or a floor — but visible to everyone in the building, with no deals struck behind anyone's back.
Report a fault with a photo
A resident snaps a photo and reports it, the manager gets notified, and everyone follows the status through to the fix.
Vote from the armchair
One apartment — one vote, with quorum, proxies and certified statements on record.
Everything a building needs
Modules covering money, documents, people and the obligations the law imposes.
Finances, no questions
Automatic charges per m² and point value, payment records, a ledger for every apartment and a public arrears list.
Documents and invoices
Contracts, invoices, minutes and reports — in one place, available to every owner.
Fault reports
A resident reports a fault with a photo, the manager is notified, everyone follows the status to the fix.
Resident chats
Groups residents create themselves, visible to the whole building — no hidden arrangements.
Notice board
Notices with read receipts — you can see who read them and when.
Voting by the book
One apartment — one vote, quorum, proxies and certified statements. Results and decisions are kept.
Assemblies
Invitations, agenda, live quorum, minutes and a decision archive.
Service calendar
Lift, fire safety, chimneys, water pumps — reminders for mandatory inspections.
What you get that others do not offer
Compared with the building-management software commonly used in the region.
The comparison refers to typical software aimed solely at managers and agencies. Specific capabilities differ between products and change over time.
How you start
From a first look to a building where everyone has an account — three steps.
- 1
Browse the demo
Open a demo building with thirty flats and six months of real activity — no account, no install.
- 2
Book a presentation
We walk through your building — floor areas, the point value, debtors — and answer the assembly's questions, in person or on a video call.
- 3
We set up your building
We create the building, enter the units and send the invitations. Residents just set a password and everything is waiting.
Priced per building, not per resident
However many accounts the building creates, the price stays the same. Billed monthly or annually.
