Terms of Service
The rules for using the KućniSavjet platform.
The service provider is in the process of being registered. The company name, registered office and tax number will be published on this page as soon as registration is complete. Until then, please send any questions about data processing to ivannkpetrovic@gmail.com.

1. Introductory provisions
These terms govern use of the KućniSavjet platform (the service), available at kucnisavjet.me and provided by the service provider named at the top of this page.
By using the service the user confirms they have read and accept these terms. Anyone who does not agree with them must not use the service.
2. What the service is
The service is software for organising a residential building: a register of individual parts and their owners, calculation and recording of maintenance charges, records of payments and expenses, publication of documents and notices, fault reporting, resident communication and, in future versions, electronic voting and assembly records.
The service is a record-keeping aid. It does not replace the manager, does not make decisions on behalf of the owners' assembly and does not constitute legal advice.
The service neither receives, transfers nor holds funds. Payments are made outside the platform, into the building's account, and are only recorded within it.
3. Accounts, demo and onboarding
Using the service requires a user account with a valid e-mail address. The user is responsible for keeping their password secret and for all actions performed from their account.
User accounts are created exclusively through an invitation sent by the service provider, after verifying that the request comes from someone authorised to represent the building. Self-service registration is not available.
The demo environment is a publicly accessible building with fictional data, intended for browsing. No data can be entered, changed or deleted in the demo environment.
The service provider reserves the right to refuse a request to set up a building if there is reasonable doubt that the requester is not authorised to represent it.
4. Roles and permissions
Within a building there are the roles of manager, assembly president and member. The manager and the president may enter financial data, publish documents and notices, and change details of individual parts.
Roles are assigned by the service provider at the building's request. A user cannot grant themselves the manager role.
The service provider does not verify the accuracy of data entered by users and is not liable for the consequences of inaccurate entries.
5. User obligations
The user undertakes to use the service in accordance with the laws of Montenegro and not to enter content that is unlawful, abusive, constitutes hate speech or infringes other residents' personal rights.
It is prohibited to attempt unauthorised access to other buildings' data, to interfere with the operation of the service, to scrape content automatically or to use the service to send unsolicited messages.
Users must use the personal data of other residents visible through the service solely for the purposes of running the building.
6. Content and ownership of data
Data entered by the building — the register of individual parts, financial records, documents, notices and messages — remains the property of the building, that is, of the persons who entered it.
The service provider processes that data solely in order to provide the service, does not use it for other purposes and does not disclose it to third parties other than the processors listed in the Privacy Policy.
The service provider retains all rights to the platform itself, its source code, design and name.
7. Prices and payment
Prices are published on the Pricing page and exclude VAT. Billing is by invoice, monthly or annually, in advance for the coming period.
The service provider may change prices with at least thirty days' notice. A change does not affect a period already paid for.
If payment is not made by the date stated on the invoice, the service provider may switch the building to read-only until the debt is settled.
8. Availability and support
The service provider aims to keep the service continuously available but does not guarantee uninterrupted operation. Planned maintenance is announced in advance whenever possible.
Support is provided by email on working days. Reporting a fault in the platform itself is not subject to the deadlines the law prescribes for faults in a building.
9. Limitation of liability
The service provider is not liable for decisions the building makes on the basis of data held in the service, nor for missing deadlines prescribed by the Law on Residential Building Maintenance. Warnings in the application are an aid, not a substitute for the manager's duty of care.
To the extent permitted by law, the service provider's liability is limited to the fees the building paid over the preceding twelve months.
The service provider is not liable for content published by users, including chat messages and notice board posts.
10. Term and termination
A user may stop using the service at any time. With annual billing the service runs until the paid period expires.
The service provider may terminate use with thirty days' notice, and without notice in the event of a serious breach of these terms.
After use ends, the building's data is kept for ninety days to allow export, and is then deleted.
11. Changes to these terms
The service provider may amend these terms. Material changes are announced by email and in the application at least fifteen days before they take effect.
Continuing to use the service after changes take effect is deemed acceptance of the amended terms.
12. Governing law
These terms are governed by the law of Montenegro.
The parties will seek to resolve disputes by agreement; failing that, the competent court in Podgorica has jurisdiction.
